A SIP Garden Room is a highly insulated, prefabricated structure made entirely from Structural Insulated Panels. Unlike traditional timber garden buildings or summer houses, SIPs provide a year-round solution that’s warm in winter and cool in summer.

Thanks to the prefabricated nature of SIPs, most garden rooms can be assembled in just a few days. Smaller studios may even be erected in a single day, depending on size, location, and site access.

For 97mm thick SIPs, the maximum span is 3.66m. For 122mm thick SIPs, it increases to 4.88m. Roof and floor SIPs (610mm wide) can be joined end-to-end for spans between 2.44m and 4.88m.

2.44m x 1.22m panels: approx. 46kg

Our wall panels come pre-rebated to 50mm, and floor/roof panels to 100mm. If you cut panels on site, they can be re-rebated easily using a handsaw or a hot wire rebating tool.

No, we do not supply internal partition walls. We recommend using standard stud walls, which are more cost-effective and don’t require insulation.

No. We provide a treated timber sub-frame to sit on ground screws. For concrete bases, battens are attached underneath the SIP floor to raise the building and ensure airflow.

The panels are shower-resistant but not fully waterproof. If not being installed immediately, they must be covered with waterproof sheeting.

Yes, if you opt for our installation service, we’ll install both the breathable membrane and the battens, provided we are supplying them.

We recommend a level concrete slab, ground screws, or swift plinths.

97mm SIPs: Approx. 0.30 W/m²K

122mm SIPs: Approx. 0.22 W/m²K
For year-round use, the 122mm panels offer superior insulation.

We do not recommend rooflights, as they may compromise the structural integrity of the roof.

Our SIPs are designed for standalone garden buildings under permitted development. As they haven’t been structurally certified, they do not meet full building regulations. For compliance, we recommend consulting a structural engineer.

Yes. A breathable membrane is needed externally, and a vapour control layer is required internally to ensure moisture control.

You can run cables by drilling a hole through the SIP. Wires in contact with insulation should be sleeved in plastic pipe. Once the vapour membrane and battens are fitted, wiring can be run behind the plasterboard.

No, we do not install EPDM roofing. This should be done after the cladding is installed so the EPDM can be correctly tucked and sealed.

No, our kits do not include windows, doors, cladding, or internal finishes. You are free to choose and install your own finishes to suit your style.

Planning Permission: Required if the building is over 2.5m tall within 2m of a boundary, or over 30m² in footprint.

Building Regulations: Required for buildings over 30m² or those intended for habitable use.
